How much does a home inspection cost in San Diego?

Cost depends on square footage, year built, foundation type, and the add-ons you choose (termite, sewer scope, pool, mold). We quote each property individually rather than posting a flat rate that wouldn't be accurate — call (619) 634-9254 or send the address and you'll have a firm number the same day.

How quickly can you get out to the property?

Usually within 24 to 72 hours, and we hold slots open for buyers on short contingency clocks. Tell us your deadline when you call and we'll work backward from it.

Do you charge extra for thermal imaging?

No. Infrared thermal imaging is included on every full home inspection at no additional charge.

Can you do multiple inspections in one visit?

Yes — that's the point. Combining the home inspection with a termite/WDO evaluation, sewer scope, and pool inspection in a single visit saves days on your timeline.

During the inspection

How long does the inspection take?

Typically 2.5 to 4 hours for a single-family home, 1.5 to 2.5 hours for a condo. Larger, older, or hillside properties take longer.

Should I be there?

We recommend arriving for the final 45 minutes. That's when we walk the major findings with you on site, which is far more useful than reading them cold in a PDF.

What if the attic or crawlspace is inaccessible?

We document why access was limited and what that means for your risk. We don't quietly skip areas — an unreported limitation is worse than a reported one.

Do you get on the roof?

Whenever it's safe and won't damage the covering. Tile, steep, or fragile roofs are evaluated from ladder, eave, and drone imagery instead.

When do I get the report?

Same day in most cases, next morning at the latest. It's photo-documented, organized by system, and opens with a prioritized summary you can hand to your agent.

Will the report tell me repair costs?

We flag severity and urgency, and point you toward the right trade for a bid. We don't invent repair estimates — a real contractor bid on your property is the number that matters.

Can I call you with questions afterward?

Yes, indefinitely, at no charge. Bring your agent or contractor on the call if it helps.

Do you re-inspect after repairs?

Yes. Repair-verification re-inspections document whether the agreed work was actually completed and done correctly.

San Diego specifics

Do I really need a sewer scope in San Diego?

If the home was built before roughly 1980, or if it has mature trees near the lateral, yes. Clay and cast iron laterals are common here and replacement runs into five figures — none of which shows up in a standard inspection.

Is a termite report required?

Not by state law for every sale, but most lenders and purchase contracts call for one, and VA loans generally require a clear Section 1. We perform the WDO evaluation; a licensed pest operator issues clearance certificates.

Should I test for radon in San Diego?

County averages are low, but individual homes — especially inland and East County — do test above the EPA action level of 4.0 pCi/L. A 48-hour continuous monitor test is the only way to know for your address.

What about balcony inspections for condos?

California's SB 326 and SB 721 balcony inspection requirements apply to HOAs and multifamily owners, not individual buyers. We do evaluate visible balcony and deck waterproofing during condo inspections and will flag anything that suggests a pending assessment.
